  • Mediterráneo

    The administration of our community is done by Mediterráneo. The most important tasks of Mediterráneo are:

    • To find contractors / suppliers for a number of services and manage these contracts.
    • To cover our legal aspects
    • To control our accounts
    • To be well informed you should use their app. 
  • Communication

    We use three channels for our communication. 


    There maybe is a bit of overlap, but you could say we have formal communication,  informal communication and retrieval of information.


    Formal communication


    The formal communication is always done through the app of Mediterráneo. Examples of this form of communication are the invitation to the meetings, the minutes and the payments. The minutes will not be copied on this site. Decisions made during the meetings will be published on this website. For the complete minutes you still have to access the app of Mediterráneo.


    Informal communication


    For this kind of communication we can all use the WhatsApp Community. Check this link or button below. There is a general group and several subgroups. A WhatsApp group with potentially approximately 300 members is quite a challenge. So please keep it short and respectful.

  • Finance

    Finance

    The fee must be paid in January, April, July and October between the 25th and the 30th.


    If you did not agree to direct debit, you have 30 days to pay otherwise. If you exceed this period, there is a delay in payment. This means extra costs for you and you are not allowed to vote. When the delay exceeds €1.000 it will be passed to a lawyer.

  • Statutes

    Our statutes 

    Are being renewed at the moment. This is a preliminary summary in 10 points.


    1. Legal status

    Owners’ Association, subject to the Civil Code and the Horizontal Property Act.


    2. Members and rights

    All plot and building owners are members, with ownership of their home and co-ownership of communal facilities.


    3. Common elements

    Facilities, infrastructure, gardens, and services are communal. Private use only with unanimous consent.


    4. Owners’ obligations

    Contribute to costs, comply with decisions, carry out maintenance, and ensure tenants/users follow the rules.


    5. Management and organization

    The General Assembly is the highest body. The Board: chairperson + minimum of 6 members, re-electable without limit, unpaid.


    6. Finances

    Costs shared according to participation quotas. Non-use does not exempt from contributions. Arrears lead to interest or collection measures.


    7. Prohibited activities

    Non-residential use, disturbing the peace, and violations of aesthetic or building regulations are forbidden.


    8. Preservation plan (2010)

    Protection of heritage and restoration of appearance to its original state. Rules on materials, colors, awnings, installations, and enclosures.


    9. Code of conduct

    Ban on visible clotheslines, improperly placed appliances, feeding stray animals, incorrect parking, and storage in communal gardens.


    10. Supervision and sanctions

    The Board monitors, advises owners, and may pass on costs.

    1. Who is insured?

    The entire community in Pueblo Alcasar is insured through Occident.


    2. Duration & costs

    The insurance runs from 15-09-2025 to 17-08-2026. The premium is paid annually.

    • Buildings and communal areas

    • Gardens, swimming pool, and sports zones

    • Communal furniture and facilities


    4. Insured amounts

    • Buildings: approx. €6.6 million

    • Gardens and outdoor facilities: approx. €330,000

    • Furnished communal areas: €42,500


    5. What damage is covered?

    • Fire, explosion, lightning, and smoke

    • Storm, rain, hail, and snow

    • Water damage from pipes or flooding

    • Vandalism and burglary

    • Damage caused by falling trees, vehicles, or collapse


    6. Liability

    The policy covers damage to third parties up to €1 million, for example:

    • Damage caused by water leaks

    • Accidents in communal areas

    • Liability of board members


    7. Additional reimbursements

    • Hotel costs if uninhabitable: up to €300

    • Clearance and demolition costs after damage: up to 10% of the damage amount

    • Aesthetic restoration (to keep everything looking neat): up to €3,000 per claim

    • Detection of water leaks without visible damage: up to €750

    • Extra water consumption due to leakage: up to €1,500


    8. Theft & burglary

    • Coverage for burglary and damage to doors/windows

    • New keys: up to €150

    • Items stolen outdoors (e.g., lighting/garden elements): up to €500


    9. Included assistance services

    • 24/7 repair service (locksmith, electrician, plumber)

    • Pest control (once per year)

    • Ambulance transport

    • Legal assistance and help with collecting unpaid contributions


    10. Excess (deductible)

    For water pipe damage, an excess of €150 per claim applies.
