Maintenance
Keeping Pueblo Alcasar beautiful and safe is a shared responsibility. The board coordinates essential maintenance of gardens, infrastructure, and communal spaces, ensuring that our authentic village remains a place of quality and pride.
The garden
For garden maintenance, we have a contract with Jardirec Garden Services S.L.
This contract covers
- The maintenance of the gardens in Phase 1
- Advising the homeowners in Phase 2 on any questions they may have about the care or improvement of their private gardens.
- Cleaning of the common areas in both phases (sidewalks, streets, gardens, bins, sports courts, etc.).
What they do
- Digging and tilling the soil.
- Mowing the lawn; aerating and scarifying once or twice a year.
- Trimming and pruning plants, hedges, and tree branches.
- Watering.
- Sweeping the streets, squares, tennis court, football field, fronton court, and the chapel area.
- Collecting garden waste and bags.
- Regularly fertilizing plants, trees, and lawns.
- Spraying streets with herbicide to remove weeds.
- Spraying plants and trees against pests and insects.
- Treating palm trees against the red palm weevil.
- Replacing garbage bags in all bins in the community pool area and surroundings.
- Cleaning and maintaining the natural area around the chapel.
- Planting new vegetation to maintain and improve the ornamental appearance.
What they do not do
- Maintenance of gardens in Phase 2.
- Maintenance of pots and planters inside private terraces.
- Cutting pine branches damaged by strong wind, when higher than 3 meters.
- Pruning pines, palms, or other trees over 3 meters tall.
- Spraying trees taller than 3 meters, except for palm weevil treatment.
- Installing or modifying automatic irrigation systems.
- Pay for the new plants.
Who will do the work
- Workers must always be identifiable by company uniform or badge.
How the work is done
- They bring their own equipment.
- They only use electric leaf blowers.
When will the work be carried out
From October 1 to May 31
- Mornings: 8:00 – 13:30
- Afternoons: 15:00 – 18:00
From June 1 to September 30
- Mornings: 7:30 – 13:30
- Afternoons: 17:00 – 20:00
February and May:
- Pruning of pines, palms, and other trees over 3 meters tall.
Other maintenance
For other maintenance, we have a contract with . . . . . (under construction)
This contract covers / What they do
- Repairing cracks and damage in walls, steps, and access areas of the common zones, the social club, and sports facilities.
- Painting walls, steps, and common areas.
- Installing railings.
- Emptying rubbish bins when the gardener is unavailable and it is necessary.
- Removing animal waste from access areas and around the swimming pool.
- Replacing light bulbs.
- Attending to specific requests from residents, as communicated through the administration or board members.
- Preparing cost estimates for major repairs that the maintenance worker cannot carry out or that exceed (X euros).
- Purchasing necessary materials for any task, presenting a pro forma invoice to the administration.
- Unclogging external pipes when the issue is outside private homes and not the responsibility of the local council.
- Monitoring and reporting any incidents to the administration.
- Maintaining mailboxes.
- Any other task related to the upkeep and good condition of the residential complex.
What they do not do
- Pay for materials needed to carry out the tasks, such as paint, cement, sandpaper, etc.
Who will do the work
- Someone with the necessary knowledge and skills of construction, plumbing, and electricity.
- A fixed employee from the maintenance company . . ..
- Workers must always be identifiable by company uniform or badge.
How the work is done
- They bring their own large and small tools required to perform the tasks listed above.

Incidents & Requests
Requests for additional work are always reviewed by the board. The easiest way to bring these points to their attention is to report them in the WhatsApp group. Or contact us via our contact form.
After the board approves, the request is scheduled. Several factors play a role in this process, the safety, whether it can be easily combined with another already scheduled request, whether it fits within the budget, etc.
